Essential Spring Maintenance Checklist: Commercial Properties
Keeping your outdoor spaces safe and presentable is an important consideration for many commercial property managers - yet many businesses aren’t sure where to start.
Should I prioritise safety, aesthetics or price? Do our open spaces need to be practical? Are there accessibility limitations? Is the property secure enough? Do I have equipment which requires regular inspections? Are my trees healthy?
What a minefield!
The most efficient way to maintain your outdoor property is to partner with a trusted grounds maintenance specialist who can prepare your site in the safest and most budget-friendly way. This can prevent long-term damage, reduce hazards and save you from larger costs down the line.
If, however, you’re looking to take on site maintenance yourself, we want to give you the knowledge to be able to do your best.
That’s why we’ve put together an all-encompassing spring maintenance checklist addressing some of those commonly asked questions, to help you transition your property out of winter and into the warmer months ahead.
Preparing your sports surfaces in spring ensures they don’t just perform better now, but are stronger and more resilient for the rest of the year.
- Is the playing surface compacted in areas of higher use (e.g. goal areas)
- Are there any bare patches or visible thinning of grass?
- Does the pitch take a while to drain after rainfall?
- Are there uneven surfaces that hold water?
- Is there moss that may be restricting light and growth?
- Is there debris of any kind preventing healthy growth?
Spring preparation helps planting areas recover from winter stress and sets them up for strong growing season.
- Do the beds have any dead growth, fallen leaves or litter?
- Do annual plants need clearing, ready for fresh replanting?
- Is mulch needed to retain moisture and improve the soil for replants?
- Are shrubs correctly pruned to encourage healthy new growth?
- Are your planting areas edged and neatly define, for both safety and aesthetics?
Pathways, Car Parks, and Hard Landscaping
With more events and visitors on your grounds, clear access and tidy presentation become increasingly important for both safety and reputation.
- Are there cracks, potholes or trip hazards left from the freeze/thaw cycle damage of winter?
- Are surfaces clear of debris or moss?
- Are drains clear and flowing correctly?
- Are kerbs and edge intact and safe?
- Are car parks and walkways clearly presented for users?
Harsh weather during the winter period can affect tree stability, branch structure and root health. This makes tree inspections even more important, which can help identify risks before they develop into safety hazards. Check your trees and forested areas for:
- Are there any broken, hanging or dead branches?
- Are trees showing signs of unstable movement?
- Are root zones overly compact?
- Have you recently had your trees inspected following high winds?
Beyond appearance, spring maintenance supports your wider duty of care responsibilities in operating your site.
- Are hazards noted and scheduled for remedial works?
- Are outdoor spaces safe for pupils, staff, visitors and the public?
- Are sports surfaces playable and suitable for use?
- Are drainage solutions compliant and suitable following bad weather?
Why does this matter?
Well-maintained grounds can reduce risks, support audits and inspections, and keep your site safe and functional. By planning ahead instead of reactively allows you to prioritise work, manage budgets and avoid potential disruption for sports season. You can completed visual checks in-house, but most remedial work, such as pitch renovations, tree inspections and surface repairs are all most effective when carried out by qualified specialists with the right equipment.
Every site is different, which is why our grounds maintenance packages are tailored to your specific needs, schedule and budget. Use this checklist to review your site - no pressure here, but if you need us you know where we are!
